Anaheim Hills Real Estate Snapshot for August 2010
Updated August 23, 2010 - Within the past 90 days, 115 non-distressed homes have successfully sold in Anaheim Hills. Of those homes, 29 were condos and 86 were single-family detached. As of this update, there are 188 non-distressed Anaheim Hills homes for sale. Of those homes, 30 are condos and 158 are single-family detached. The average list price of a condo is $364,393 and the average list price of a single-family home is $997,396. The average sale price of a condo is $348,943 and the average sale price of a single-family detached home is $643,298. (Source: SoCal MLS)
If you are thinking about buying or selling a home in Anaheim Hills and/or the local surrounding areas, it is more important than ever to enlist the help of an experienced and proven REALTOR® if you want to navigate this market with a successful outcome.
In the near term, homeowners whose goals include a need to relocate, and discretionary sellers (homeowners with equity who wish to sell their home by choice) must position their homes appropriately, in price, availability, and appeal, if they hope to compete with the distressed inventory on the market and avoid following the downward trend in home prices.
Buyers, particularly those shopping for homes priced below $500,000, should be prepared to encounter a high level of competition in the marketplace. Multiple offers are the new norm. Many of these homes are being priced below market to incite bidding wars. Making an offer lower than the asking price for homes in this price range is a thing of the - albeit recent - past, especially for distressed homes, and for all homes in a great location. In fact, a buyer must be prepared to offer more than the asking price on many homes in this range to have their offer instantly stand out and be noticed among the many offers that will most likely be submitted.
Buyers should also remain aware that, while our vacillating interest rates remain relatively low, inflation pressures will inevitably force the Federal Reserve to raise the prime interest rate. 30 year fixed mortgage interest rates are not dramatically affected by the prime rate, however ARM loans may be. As well, most other consumer debt is directly affected by the prime rate. A raise in the prime rate will trigger a raise in the rate of credit cards and other consumer debt, causing higher payments. Higher payments will affect a person's debt-to-income ratio, and a change in this ratio will have a direct effect on what a lending institution will loan for a home. Add this scenario to an even modest increase in mortgage interest rates, and one could be priced out of the home loan market.
