What's the Appropriate Price?

A lot of real estate professionals are inviting you to find out what your home is "worth." Unfortunately, that has very little to do with how much you can sell it for. Instead of finding out what your home is worth, you need to determine how much your home will sell for in today's market.
If you price your home too high, you'll find yourself lowering the price over and over in an attempt to "chase the market down." Meanwhile, your home sits on the market endlessly and becomes "old news" to prospective buyers. If you price your home too low, you'll be leaving money on the table.
The reality is, in today's market, the banks and appraisal management companies are setting the price. Not just because of the number of foreclosures and short sales being conducted by the banks, but also because the appraisal management companies are keeping a very tight leash on the appraisers and will only let them go back through the last 60 - 90 days of closed sales.
Having said that, here's how I help you determine the appropriate price for your home...

I'll tell you what I think your asking price should be, and how much you can expect to net after commissions and closing costs - and I'll do all of this without forcing you to set an "appointment!"
After you see it, call me and I'll come view your home for a more accurate opinion of your price. I'll also give you some tips on how to sell it faster. There's no pressure to list with me - it's just great service.
